{"description":" Department of Agriculture (USDA) seeks to lease the following space: \n\n State: Kentucky \n\n City: Paris \n\n Delineated Area: City Limits of Paris Kentucky \n\n Minimum Sq. Ft. (ABOA): 3,237 \n\n Maximum Sq. Ft. (ABOA): 3,399 \n\n Maximum Sq. Ft. (RSF) 3,884 \n\n Space Type: Office and Related Space \n\n Reserved Parking Spaces (Total): 6 \n\n Non-Reserved Parking Spacing (Total): 8 \n\n Full Term: 20 Years \n\n Firm Term: 5 Years \n\n Termination Rights: 120 Days Full or in Part \n\n Additional Requirements: \n\n \n\t Square feet may reflect non-USDA partners where NRCS provides workspace to partners through agreement. \n\t The parking lot shall have pull-through capabilities and shall not be obstructed by adjacent building and/or tenant usage. \n\t Access road and parking area shall be paved. \n\t 2 Oversized Parking spots with Pull through parking for Farm type trucks pulling trailers. \n\t The space offered, its location, and its surrounding areas must be compatible with the Government’s intended use. \n\t The space offered shall not be located within 300-feet of residential areas. \n\t The space offered shall be in a professional office environments or surroundings with a prevalence for modern design and/or tasteful rehabilitation in modern use. \n\t The space offered will not be considered where any living quarters are located within the building. \n\t Space shall not be adjacent to a tenant or business whose primary operation is the sale of alcoholic beverages, where firearms are sold and/or discharged, or where tenants related to drug treatment or detention facilities are located. \n\t Subleases are not acceptable. \n\t First floor space is preferred. Office space must be contiguous, on one floor. If space offered is above the ground level, then at least one (1) accessible elevator will be required. \n\t The Government will have access to the Space 24-hours a day, 7-days a week. Normal hours of operation are Monday through Friday 6:00 AM – 6:00 PM (excluding Saturdays, Sundays, and Federal Holidays). \n\t Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. \n\t A fully serviced lease is required. \n\t Offered space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as “500-Year” floodplain). \n \n\n Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
