Request for InformationResponses are invited for the provision of leased office accommodation for:Premises ranging from 1000 to 1200 square metres NLA on the ground floor. Premise must be suitable for customer service delivery.The premises must be located on the ground floor or the ground floor component of the premised must have a minimum net lettable area of 1000 square metres.The proposed area may be altered by plus or minus 10% at the agency’s discretion.Site must be located within the suburb of Mount Gravatt or surrounding localities as depicted on the Location Map (see Tenderlink).Premises will ideally be situated close to commercial and retail precincts with good access to public transport and car parking.Provision of 1 secure car park with dedicated electric vehicle (EV) charging point.Lease term:Preference for Seven (7) years, with two (2) options of three (3) years each.Lease and operational commencement no later than 1 May 2026.Minimum Grade ‘A’ office building design based on ‘A Guide to Office Building Quality’ (Property Council of Australia 2019)Energy and sustainability performance aligning with Commonwealth requirements including the Net Zero StrategyBuilding Energy Efficiency Certificate is required for premises over 1,000m²
