15 Cappa Drive - Upgrade and Renovation works

Description

The project is a deep retrofit and extension of the existing dwelling at 15 Cappa Drive, Kilrush, Co. Clare for Brothers of Charity Services Ireland. It involves controlled demolition of the defective rear extension, chimney, external escape stair and part of the front porch, and the construction of a new two#storey rear extension. Internally the layout will be reconfigured with replacement stairs and the floor level in the existing granny#flat area raised to match the main house; openings will be widened, windows and doors replaced, and new roof#light openings formed. The works include complete replacement of the heating and electrical systems with an air#to#water heat#pump, low#temperature radiators, full rewire and demand#controlled ventilation, along with deep retrofit measures (insulation, airtightness, triple#glazed windows) to meet BER B2 and ensure compliance with current Building Regulations. Fire safety will be upgraded to an L1 detection system with emergency lighting and FD30S doors, and accessibility will be improved by providing an accessible WC, level#access shower and ramped front entrance. External works include constructing an accessible ramp, patio to the rear and footpaths.
