This Advance Notice is issued to give the construction market early visibility and time to prepare for the tender process. Project Overview The project will involve construction works including: • Removal of the existing lift and associated components, including make-good to the existing lift shaft • Enabling works to support installation of a client-procured lift spanning three levels • Penetration through a concrete floor slab between basement and ground floor • Delivery of works within an occupied building environment, including access management, noise/dust control, and site safety controls • Coordination of multiple trades and interfaces, including electrical, fire services (including sprinklers if applicable), data, and building services • Compliance with all relevant building, health and safety, and quality requirements Scope of the Lead Contractor Role The Lead Contractor will be responsible for: • Overall construction management and site coordination • Managing the programme, sequencing, and subcontractor activities • Health & Safety leadership and compliance management • Quality assurance and construction monitoring • Cost control, reporting, and management of construction activities • Working collaboratively with the client, consultants, and stakeholders • Delivery of works to specification, budget, and agreed timeframes Indicative Procurement Timeline • Advance Notice published: 23 December 2025 • Supplier Briefing: end of January 2026 • RFP / Tender release: early February 2026 • Tender closing: early March 2026 • Contract award: mid March 2026 • Construction commencement: April 2026 Supplier Requirements (Indicative) Respondents will likely be required to demonstrate: • Relevant experience as a lead contractor on similar building and/or live environment projects • Strong health and safety performance, supported by recognised prequalification (SiteWise, Totika, or equivalent) • Capacity and capability to deliver within the required timeframe • Robust quality management systems • Financial capacity appropriate to the scale and risk profile of the works Further Information All inquiries and information will be made available via GETS once the supplier briefing is released.
