Ft. (ABOA): \n\n 10,252 \n\n Maximum Sq. Ft. (ABOA): \n\n 10,252 \n\n Space Type: \n\n Office \n\n Parking Spaces (Total): \n\n 54 \n\n Parking Spaces (Surface): \n\n 54 secured (see below for parking security requirements) \n\n Parking Spaces (Structured): \n\n 0 \n\n Parking Spaces (Reserved): \n\n 0 \n\n Full Term: \n\n 15 Years \n\n Firm Term: \n\n 10 Years \n\n Option Term: \n\n N/A \n\n Additional Requirements: \n\n The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year. \n\n \n\n The awarded location will be occupied by a law enforcement agency with Level III security requirements as defined by the latest ISC pronouncement. Each offered location will be assessed by Agency security personnel and site specific security requirements may be developed to be included with any offer for that location. \n\n \n\n DEA building entrances/exits cannot be located within close proximity (minimum 1,000 walkable feet) of certain locations, which include but are not limited to: \n\n A. A Drug-free zone. \n\n B. Schools \n\n C. Areas where drug activities are prevalent. \n\n \n\n Adjacencies to potential sites will be carefully reviewed with agency security guidelines and at the government's discretion, may be eliminated from consideration on a case by case scenario. \n\n \n\n The site shall have a minimum of 20 foot setback from building to all sidewalks, access streets, parking lots, adjoining streets; a fence meeting the Government specifications is required. Blast window film is required. \n\n \n\n The following entities must not be collocated with DEA spaces. \n\n A. Federal, State, and local agencies whose primary clientele are involved in or have ties to criminal elements. \n\n B. Private firms whose primary clientele are involved in or have ties to criminal elements. \n\n C. Agencies providing probation and/or parole services \n\n D. Agencies providing drug abuse counseling/rehabilitation programs \n\n E. Agencies providing social services \n\n F. Halfway houses \n\n G. Residential units \n\n H. Medicinal Marijuana/Recreational marijuana dispensaries \n\n I. Pharmaceutical companies \n\n J. Social Services Programs (SSA, USCIS etc.) \n\n \n\n DEA Security ISPS team will perform a risk/vulnerability assessment of the property will be on a case by case basis. \n\n \n\n Contiguous space on a single floor is required. \n\n \n\n The Government shall have the right to relocate exterior penetrations for security concerns. \n\n \n\n In a multi-tenant building, 2nd floor or above, and with a private entrance and ability to secure for DEA personnel only, is preferred, though 1st floor space will be considered on a site by site basis based on security assessments and potential methods of remediation considering for example, fence, bollards and sight obstructions. \n\n \n\n The Government shall have the right to mount roof antennas. \n\n \n\n Agency may consider first floor space in a multi-tenant building if the other tenants are not retail, TV stations, Radio Stations, or Print Media offices. Also neighboring tenants shall not cater to heavy public use or heavy foot/vehicle traffic. \n\n \n\n If a multi-tenant/multi-story commercial building has ground level/under building drive through such as; Bank, Restaurant etc. where vehicles can easily access the drive through will not be acceptable to Agency due to the security risk/vulnerability for Agency and commercial tenants. \n\n \n\n Parking security: \n\n Agency requires secure parking areas for government owned vehicles and certain other vehicles. Secure parking areas are fenced and gated (anti-climb fence with minimum 8' tall with privacy screen (case by case) from grade including outriggers.) to prevent unauthorized personnel and vehicles from entering the secured area. In the event the entire parking requirement cannot be satisfied in one location, “off-site” secured parking will be considered if the parking is either owned by the same Lessor or can be contracted by the Lessor for the term of the lease and the parking is a maximum of 1 block from the office space.
