Responses after this date will not be considered.\nALTERNATIVE SPACE BEING OFFERED MUST MEET THE FOLLOWING CRITERIA:\n10-year lease term (5 years fixed and 5 years non-fixed) with termination rights.\nFully serviced lease at the discretion of the Government.\nContiguous office space [on the same floor] yielding approximately 24,690 ANSI/BOMA Office Area. \nRentable space must not exceed 27,613 RSF.\nOn-site parking for a minimum of 111 standard sized automobiles (of which at least 5 spaces are designated as accessible) within 200 feet of the building s front entrance. Structured parking under the space is not permissible.\nFirst floor, existing single tenant building that has undergone, or will complete by occupancy, modernization, or adaptive reuse for the space with modern conveniences.\nStorefront must be situated on or within the delineated boundaries described below: \nNorth: Highway US-50\nSouth: N Mather Blvd.\nEast: Zinfandel Dr.\nWest: Mather Heritage Bike Trail\nOccupancy by 11/01/2027.\nApproximately within .3 walkable miles of public transportation of the building s front entrance.\nAmenities (restaurants, shopping etc.) within .5 miles of the space.\nTraffic flow to site shall not interfere with ingress/egress accessible by a public right-of-way.\nNot within the FEMA 100-year flood plain.\nNot a sublease.\nNot located within .25 miles of properties with incompatible uses e.g., liquor establishments, substance abuse treatment centers, correctional institutions, discharging of firearms, railroad tracks, within flight paths, industrial areas, agricultural areas that are within proximity to fields where chemical insecticides/herbicides are sprayed, residential hotel or motel, marijuana dispensary, illegal activities occur e.g., illegal drug sales, prostitution, loitering as determined by VA.
