Tender summary

The works comprise the comprehensive refurbishment, renovation and partial demolition of an existing stone built terraced dwelling fronting onto the R507 public road at Doon, Co. Limerick, together with the demolition of existing rear extensions and the construction of new accessible rear extensions, to provide three independent residential units for community group home occupation. The project includes all associated civil, structural, architectural, mechanical, electrical and plumbing works, kitchen and bathroom fit outs and all finishes, boundary treatment, site access improvements, and landscaping as described in the Tender drawings. The existing building will be stripped back to shell, with the stone facade retained, cleaned and restored. All units are to be fully accessible and compliant with Part M of the Technical Guidance Documents. The project is a community dwelling and is to be designed and constructed in accordance with an LD1 minimum automatic fire alarm system. The total existing floor area is 317sq.m across three units.
