Ft. (ABOA):&nbsp;</strong>20,915</p> <p><strong>Maximum Sq. Ft. (ABOA):&nbsp;</strong>21,000</p> <p><strong>Space Type:&nbsp;</strong>Office</p> <p><strong>Parking Spaces (Total):&nbsp;</strong>66</p> <p><strong>Parking Spaces (Surface):&nbsp;</strong>10</p> <p><strong>Parking Spaces (Structured):&nbsp;</strong>56 (12 reserved)</p> <p><strong>Full Term:&nbsp;</strong>180 months (15 Years)</p> <p><strong>Firm Term:&nbsp;</strong>120 months (10 Years)</p> <p><strong>Option Term:&nbsp;</strong>60 months (5 Years)</p> <p><strong>Additional Requirements:</strong></p> <p>Stand-alone building preferred.</p> <p>Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image.</p> <p>The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as &ldquo;hazardous materials transportation/storage facilities.&rdquo; Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material.</p> <p>Proposed facility shall not be located within 1000 feet of a low risk facility. Examples of &ldquo;low risk facilities&rdquo; include day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers.</p> <p>Special consideration will be given to exclude sites located near hazardous areas, such as bulk storage sites (hazardous materials storage sites, water purification centers, above ground fuel storage, rail yards) within 640 feet of these sites.</p> <p>The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Tenant&rsquo;s Physical Security Unit (PSU) for security purposes. This requirement may be waived by Agency Physical Security if no other facility is deemed acceptable.
