<p><strong>Versions / updates to this opportuinity are shown in the drop down list at upper right.&nbsp;&nbsp;</strong></p> <p><strong>April 15, 2026&nbsp;</strong>&mdash; <strong>The following updates have been posted:</strong></p> <ol> <li><strong>Questions and Answers as of 14 April 2026</strong></li> <li><strong>Amendment 003&nbsp;to&nbsp;Request for Lease Proposals (RLP) No. DACW515260008800</strong></li> <li><strong>Exhibit A Lease Template&nbsp;20260401</strong></li> <li><strong>Exhibit L Security Unit Price List FSL III</strong></li> </ol> <p>This requirement is for office space available for occupancy no later than August 1, 2026.&nbsp;Offerors with second-generation space are encouraged to submit proposals.</p> <p><strong>This advertisement is in connection with&nbsp;Request for Lease Proposals (RLP) No. DACW515260008800&nbsp;referenced as an RLP attachment.</strong></p> <p>The U.S. Army Corps of Engineers (USACE) is seeking competitive lease proposals for office space leasing opportunities.</p> <p>The Government is seeking approximately&nbsp;<strong>seventy thousand (70,000)</strong> but no more than <strong>seventy-two thousand and one hundred (72,100)</strong>&nbsp;American National Standards Institute/Building Owners and Managers Association (ANSI/BOMA) Occupant Area (ABOA) usable square feet (SF) of office space within the Areas of Consideration set forth below.&nbsp; See Section 2 of the Lease for applicable ANSI/BOMA standards.</p> <p>The space shall be in a Class A, modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the RECO.&nbsp; If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences.</p> <p>The Government requires&nbsp;<strong>eleven (11)</strong>&nbsp;structured/inside parking spaces or surface/outside parking spaces, reserved for the exclusive use of the Government.&nbsp; These spaces must be secured and lit in accordance with the Security Requirements set forth in the Lease.&nbsp; Offeror shall include the cost of this parking as part of the rental consideration.</p> <p>As part of the rental consideration, the Government may require use of part of the Building roof for the installation of antenna(s).&nbsp; If antenna space is required, specifications regarding the type of antenna(s) and mounting requirements are included in the agency requirements information provided with this RLP.</p> <p>The lease term shall be&nbsp;<strong>one (1) year</strong>&nbsp;with Government termination rights, in whole or in parts, effective at any time by providing not less than&nbsp;<strong>one hundred and eighty (180) days&rsquo;</strong>&nbsp;prior written notice. This Lease may be renewed at the option of the Government for nine (9) consecutive one (1) year terms. The Government reserves the right in the Lease to not include an option, or to reduce the length of an option, if inclusion of the option would cause the lease to score as a capital lease, in accordance with the Budget Scorekeeping: Operating Lease Treatment paragraph of this RLP. Should the Government make the determination to modify the term or option(s), an amendment to the RLP will be issued.</p> <p>The Lease Term Commencement Date will be not later than&nbsp;<strong>August 1, 2026</strong>, or upon acceptance of the Space, whichever is later.</p> <p><strong>Area of Consideration</strong>: The Government requests space in an area bounded as follows: generally within a walkable one thousand, seven-hundred sixty (1,760) feet of Exchange Place Port Authority Trans-Hudson (PATH) station in Jersey City, New Jersey; Grove Street PATH station in Jersey City, New Jersey; Hoboken station in Hoboken, New Jersey; Newark Penn Station in Newark, New Jersey; or Newport PATH station in Jersey City, New Jersey.</p>
